Key Duties and Responsibilities
Operational/Administrative:
• Collection and deposit of rental payments
• Assist with screening & unit showings for prospective tenants;
• Serving various notices;
• Arrange move-in & move-out inspections and prepare move-out reports
• Inventory maintenance
• Administration, paperwork, and inspection duties
Maintenance:
• Daily, weekly, and monthly building maintenance work
• Daily cleaning of all common areas (laundry rooms, exterior sidewalks, parkade, litter)
• Completing hands-on repair and maintenance
• Cleaning building & units to high standards
• Regular & Preventative Property Maintenance (checking boilers, test fire equipment, lawn-care, pull weeds, snow removal etc.)
• Manage tenant maintenance requests including proper follow up to ensure satisfaction and completion
• Assist with suite turnover – cleaning, light repairs/maintenance;
• Inspection of buildings and vacant suites to report on any deficiencies and maintenance request;
• Responding to emergency calls;
• Responding to tenant requests for repair/maintenance;
• Building security
• Other related duties as required from time to time.
Qualifications & Experience:
Ideal Candidate
• Possess residential property management experience
• Above average problem solving, negotiation, and conflict resolution skills
• You effectively manage your time and resources to ensure deadlines are met
• Detail oriented, well organized and accurate
• Familiarity with the Residential Tenancy Act and building systems an asset
• Flexible to work days, evenings and weekends
• Must possess a valid driver’s license
• Proficient with basic computer software programs (i.e. Excel, Word)
• Able to handle property maintenance and repairs
• Must successfully complete a security clearance
